I've entertained the thought of renting my townhouse, but I would rather live in the townhouse until I've found a rehab property i can fix and move into. 

A few months or even a year is too short to recover those.It would be a hard pass for me if I was new. 

There is no knob and tube wiring anymore and the duplex passed safety inspection from the city's rental inspection unit.

I know that’s not for everyone though and we may pass off a few properties as we grow.

If you let more than 3 years pass since you moved out - you lose the entire exemption.

@Jerry Jones Those are great column or row headers but I need the raw data so I can start analyzing and see if there are patterns.Both of you what are the most important metrics you are using to determine if you will further looking to a note or pass for a different one?

Then they get a paper app, then if they pass i will run credit.
