For those of you who charge your rehab expenses for flips directly to COGS, how do you handle item returns to ensure they are appropriately reflected on the Expenses screen?

Looks pretty solid to me but Make sure to do a the inspection to ensure there is nothing else lurking.

You need to ensure you are utilizing correct market rents in the calculation as some others have mentioned on this thread. 

We use petscreening.com, charge higher pet fees and work closely with our tenants to ensure that their dogs are well behaved and not causing problems with the property.

The main thing is that you need to ensure you do it correctly from the start.

@Stephen Glover (Preface) While I agree that I should have read the contract in a lot more detail than I did, as a General Contractor doing home remodelling I ensure that I go through all of my contracts with my clients verbally for full understanding. 

I was hopping someone would give me some good questions to ask regarding local Washington State law, as well to ensure he is the right attorney for me on future endeavors.  

You can of course educate yourself, but it has to be done by all three parties to ensure full understanding of your actions.2)  I agree with @Jacob Sampson about RE investing may not be performing as well for you as for your grandfather.

Whenever you are buying a property out of state you should do a few things to ensure it's as smooth as possible.
