I've myself gone through this and i wouldn't do it again.The US tax system is generally defavorable to foreign investors, notably in the fact that unless a special agreement has been drafted between your father's country and the US, his estate could be taxed at a confiscatory rate of 40% above $60,000 if he passes away.I'm not going to go over all the problems you and your dad may encounter, but maybe you should work out something and avoid having him on the titleThe investment is small and will have IMHO too many complications to make any sense.If you decide to go ahead regardless, draft a power of attorney with your dad allowing you to carry banking and legal operations in his name. 

The longer you carry the risk, the greater the probability that you will encounter a negative event.

Im not even talking about obvious ripoff and scams.

That is the BIGGEST scam of them all.

Has anyone encountered this issue before or have any advice on how to best facilitate the transfer?

I have two sets of sheets and towels for each clean, in case a quick clean is needed.I recommend having items like “lock the door”, as I’ve encountered doors left unlocked/not fully closed by guests before that. 

But, I am a little worried about getting scammed and being a foreigner buyer.

In my view the whole thing was a scam involving collusion between the father of the injured party and our insurance company's investigator.Shortly after the matter was settled, the insurance company notified us that they intended to inspect each of our rental properties.

Well, being the cheapskate that I am (I'm willing to pay for quality), it seems ludicrous to pay these Tempurpedic prices, and could be one of the great marketing scams of all time.
