Unless if you find off market deals in Morris county it’s very hard to cash flow, but I am also curious to see what opportunities come up after this tough time we are going through I manage a couple properties in northern nj and have a couple rentals so I have a list of go to contractors depending on the situation (always get three bids anyway) but anything I can help with let me know I would be happy to share the little bit of experience I have

It's really hard to make a blanket statement about an entire city unless you're talking about something city-wide like how tough the building department is on owners and rehabbers, or taxes.As far as taxes, I'm not crazy about Providence taxes but I'm even less crazy about Woonsocket taxes.

Because of COVID19 lot of tenants r on lay off. my most tenants paid rent for April, But some tenants didn't because off lay off. i don't want to be mean landlord on this tough time, but other side i don't want to spoil my tenants as well and give them chance to take advantage while their income didn't change or hurt due to COVID19.

The proximity to MA is a benefit.Manchester strong rents, but getting into the market can be tough, as multis are priced accordingly.West Hartford if you're in this town you're probably banking on appreciation, not cashflow.Glastonbury Strong rents, but expensive.
