I've had good luck in Fresno personally.  6-8 caps aren't hard to find here, but like anything else there are a lot of 6-8 caps you may not want, so you will still have to go through 20-30 deals before you find the right one, but that's all good.

To that I mean, get out of your flip for the best profit you can first and THEN invest into something else whether it be a fix and flip or multi, etc.I see many first-timer investors spend more on their flip than the market is worth with upgrades to maximize profit, but then find that the price they have to charge to make a profit is higher than the market will bear.

I agree with @Michael Knaus ... don't rush into a mess. $7500 in back taxes could be just the beginning of the problems.Signing a contract with someone who doesn't own the property doesn't give you an equitable interest.

I already spoke with her about the paint, she agreed not to do anything else unless she has written permission (though her excuse was that the tan paint was old and needed to be redone).
