I would offer $1,000 +/- as a landscaping credit - a typical buyer will make that go a lot further with some sweat equity.

Landscapers, Master insurance policy, cleaners, etc can all be bid out to make sure you have the best pricing and level of service available that residents are happy with.

OTOH, you've got no Capex expense in there - that's at least as much as your repairs and maintenance budget, but highly dependent on the age and condition of the property.Also, landscaping?

I personally make sure to include random stuff like annual HVAC service ($175/yr), landscaping maintenance, etc., since I am not local to where I am investing currently.

You can travel when you want, someone can watch your place and take care of the lawn and landscaping, if any.We're in Phoenix for 3 months doing that exact thing.
