Is it all electronic these days or will it be a packet of paper?  

In talking to them it seems like they've probably called every investor that advertises on Craigslist.

Filing papers, making phone calls, advertising - something that gives me more experience than what I have (which is all but nil).If anyone has any suggestions, please reach out!

Then, advertising on craigslist.Have any of you done that with any amount of success?

How do you advertise your vacant units?

Though the contact number may be under my nose so far I was only able to reach a phone number that has an electronic message to all callers including an email address to which I have not received and reply as of yet...I googled of course but so far fishing nothing but dead ends. 

My concern is that if I accept the electronic payment and then the other person does not pay or is late... if I have to go through the eviction process or charg a late fee... it could get tricky, right?

I wouldn't even go there in your advertising or thinking.  

If things are overpriced by 50% that would mean you're seeing deals that are being advertised at ~3-4% cap rates.
