Why did the last deal fall through? 

Most of those listings get scooped up by larger corporations ultimately but I'm sure one or two fall through the cracks out of every ten or so.

Hi @Mike Hsiao Pretty much everything I own here in san diego fall into those decades you mention and you don't necessarily need to upgrade major systems just because the property is older.If you get a good inspector, they should be able to tell you if things like pipes and electrical are original and more importantly if they are in decent shape...sometimes even if something is very old, it doesn't necessarily mean it needs to be replaced. 

And then, in a period of time, when rates fall and the price of the house has increased again, just do it all over again.

(Source)So I think the answer is yes, but only if market rents in your area fall too, in which case you’re in a similar boat anyway.The other part is … the tenant has to stay eligible. 

if enough people are underworking, it will take a lot more than the top 2% to allow the non-productive/under productive to live a great life.Maybe technology can save things, but in the absence of technology, I fear the US falling from highest GDP over the next generation. 

You're going to fall on your butt a lot, you're also going to learn a lot.
