I suggest a good dose of C combined with B (cause that's inevitable).Just concentrate on #9 and #10 - real estate investing is a long game (at least IMHO).

But if that is stopping you, then this game may not be for you in the long run anyway.

Then, over time as I developed a track record, they started feeling more comfortable lending me a higher percentage of the purchase price. 

There's so much of this country that hasn't been developed or even touched yet.

Yes I do have a plan and my strategy is the slow game, buy & hold.

We had already extended closing by thirty days at this point for due diligence as the property was industrial land the we plan on converting to residential development, so environmental revue and such needed time to come through. 

Has to be the right fit of course and both partners need to have some skin in the game but win-win all the way.  

Looking to start developing relationships with general contraxtors in the Indianapolis, Indiana area. 

Buy a few with any non-essential cash as a way to diversify, and as you keep an eye on rents, development, and mortgage rates - begin to figure out how you might finance construction.      

Plus my initial thoughts for purchasing were strictly for a rental eventually, and I'm in a great A location next to so many things, and Portland has already started spreading out where I am and developing the area for huge growth.
