@Trino Martinez I have a 60-day notice in my leases so if I’m raising rent I send notice plus list of recent nearby rentals out 90 days before lease end so tenant has a month to research then give their 60-day notice to vacate if they choose.

I’m looking at a 5-unit tomorrow that the numbers just don’t make sense on but we scheduled the showing before the listing agent sent the extended listing packet.

I buy in Birmingham where okayish properties list for 50k, can be rent ready for 2-5k, and have ARVs of 80-90k.If I can put 5k in and get the appraisal to 85k that will allow me to be front end profitable on rentals after refinance. 

I recommend working with a tax strategist to develop and implement strategies to reduce your tax obligations. 

Also, your reputation will take a hit with the listing broker if you need to back out.Best approach is to "raise" money first.

The secret, and the biggest obstacle to success, is understanding that ALL, not just some. of the above list must be met. 

Your theory that sellers would then list and prices would fall is strange to me.

Skillset Development: Given the potential savings, investing an hour to learn the process is justified.
