@Denis Z.Yeah, i don't know what "they say," but my cpa says similar. 

I use to live on the Côte Sud (Saint-Jean-sur-Richelieu), then in MTL (Rue St-Denis) many, many years ago.We too are looking at opportunities in the US these days.

I suggested that if they were denied I would give them one month at a rate $100 higher than current rent payment before they have to leave.

so I made my offer and it was denied for being too low.

I can't tell you how many times I have denied a tenant from being able to paint their walls pink because "the owner does not allow for that type of modification". 

That's not to brag, but when having the discussion about ROI and Cash flow, one can't deny this market knocks it out of the park if done correctly.

Tenant has denied access to landlord and representatives who need access to the house (contractors to repair things and realtor to show the house to prospective buyers).

Add in the fact they can change rules, deny rentals, etc and it just isn't attractive.

I was told by the HELOC company that my LTV is at 73% (needs to be 40% to 45% to obtain the HELOC) so I am being denied opportunity for the HELOC, as well as being denied the cash-out refi of my rental property.

I have 3 deals on the tables for multi-family properties but was denied by every bank and now 6 hard money lenders, the bank wants capital and the hard money lender at least want you to have 1 deal under your belt before they even look you way how do i get around this issue
