My big question is- do I deny the relative to stay in the property and issue a notice that the two tenants are violating their lease- which may be grounds for eviction.

Lender #1 might want a 700 FICO on the same type of loan lender #2 will take 680 on, so you could get approved or denied based on the guidelines or overlays of each lender.

This is the simplest method, but it also means your tenants are more likely to abuse the utilities by leaving windows open with the heat or A/C running, leaving lights on, ignoring the toilet that constantly flushes on its own, etc.3.

If you do that, I believe at worst the claim will be denied and you may receive a detailed explanation as to why the matter is not covered under the policy.

The trick is buying with the intent of going Section 8 (picking the right bedroom counts, NOT going into C or D neighborhoods, and rehabbing for higher abuse) and screening the tenants just as thoroughly as normal.

Barring something extreme, I don't see these being your tenant's fault unless you see that they somehow abused the items. 

Be careful not to abuse this, though, right now we're all super busy, and wasting time with looky-loos(sp?)

I wouldn't put myself up for any more abuse or guilt by association.
