Define your short and long-term goals. 

First rule of suing, sue everyone so you will definingly be named in the suit especially since you know about it.

@Kevin Coleman If it's new it should have a warranty, you can ask to see if they have one.I think the installation itself should have warranty of at least one year and the actual panels and other components should have a longer warranty, but that's just a guess.

Business is defined by activities, not entity.

What you could do is do a cost-seg study where they break the components of their buildings into various useful lives.

Don't focus your energy on LLCs, focus on defining what strategy you want to pursue and find your first deal.  

They should discuss that the Bylaws and Declarations of the Condo Association define the boundaries of your unit and what it includes.
