Canyon Lake also has a much slower paced feel then some of the other lakes I looked at (Lake LBJ, Lake Travis), and is not nearly as built up and commercialized as those.

While not a big deal in the grand scheme of things, it does create delays and more items that I have to keep track of, that aren't actually productive.I understand a repeat customer may get priority treatment, it's when a desire to keep that customer happy by overlooking existing problems that come up later, occur.

With custom homes, the customer typically finances the entire project from start to finish in my market. 1.

Presently I do have a franchise commercial RE broker (NAI) but I do not feel he is hustling for the $80k commission he is contracted to receive for just marketing my property on their website and told me he made some phone calls.

I've spent a lot of time researching rental properties and was comfortable with that strategy, but since nothing pencils and I'm pivoting a bit at least to get started, I feel like I'm starting over before I even began. 

Especially for STR, you could literally put a sofa bed in the living room and accommodate extra guests (before you all scream, this is fairly common even in high end STRs and I've never heard of complaints, but feel free to cite other experiences).
