It's a few miles down the road but I'd let my 7 year old tag along to anything in the nearby area.      

I doubt your insurance is going to cover that, they are going to say Growing a federal crime and we don't insure criminal activity........

When you're down the road, refinancing starts you all over again as to principal reductions from the required payment

I hit several roadblocks on my road to over 20+ loans, which most of them were from portfolio lenders. 

As far as traffic its just the old saying the more they expand the roads the more people come down.

In the latter, we decided on who will do what so there will be no finger-pointing down the road as to who should have done what tasks - who is responsible is clear from the very beginning.

I'm very curious to hear more about how you make it work, especially since I'm only a bit down the road from you!

@James Wise I think that this exercise you are attempting is totally wasted on the active, seasoned BP member as they have been down the road and worked hard to find their niche and make it work for them.  

Still a long road ahead, but in the next 10+ years, it is an area to watch.Have you found recent closings in the $200-$250K range?
