Just to give you an Idea on some numbers , I am doing a 2100 sq ft house , class A neighborhood ,  clean out , removing some walls to go open floor plan , minor electric , some mid level replumbing , full custom paint , new kitchen , new bathrooms ( 2.5 ) , new windows , refinish hardwood upstairs , Vinyl plank downstairs . 

I’m starting small so a PM doesn't fit in my plan at the moment.

I dont plan on leveraging my dad at this point since we wont qualify for an fha loan if he is on the contract, so i heard.

I am seeking insights and recommendations from the community regarding potential locations in and around Orlando where full duplexes might be more readily available within my budget.My plan is to house hack, and based on my initial calculations, I anticipate an extra expense of $1.5K beyond rental income to cover the mortgage.

We have a primary residence with around $350-400k in equity and no plans to move.
