Get a loan for $1000, put that money plus another hundred or so in a savings account at the same credit union, authorize the loan payments to be pulled from that savings account, and forget about it.

Not sure what MA does, but check with the Assessor to see if taxes are accruing, if they are, it's still privately owned, if not the state or taxing authority may have it.

Take two different 3/2 houses in different areas, different styles, different ages, different finishes, different contractors, different SOW, etc, and the rehab estimate could differ by several hundred percent.There are several spreadsheets in the BP Fileplace that might help, and BP has a book on creating SOWs and estimating rehab costs that comes with worksheets (full disclosure, I'm the author).
