It gives you some experience (I am not sure if this is your first acquisition or not).The length of the lease of that particular tenant may not matter to me if I can verify if there was someone there prior and for how long that previous tenant had occupied the unit.

Honestly $10k is probably a pretty reasonable amount, just make sure you know exactly what work they will do for that amount and if it's your first time with that contractor get a few other estimates to compare.

It’s all crap and it is better that you found it out prior to getting taken for more than you did.There is a ton of info here on BP for free or for very low cost so I recommend you read books and stay active here to learn.
