Zeke, This is really dependent on how much $ you can qualify for, if you have the income history to be able to qualify, and what location you are looking to invest in. 

I recently had to drop the price on some longterm rentals that a year ago, I would be fighting people off to get in these properties.What I believe will happen by the summer vacation season is less STR to choose from because of how many switched to LTR and rates for the STR might jump up some.  

My kids are older now, but that would have been a compelling reason to choose your place when my kids were smaller.

It's great in theory and others may have had a good experience with it, but I would never choose to install it in this market.

All depends on the quality you want.

Seller loses, buyer loses, tenant gets evicted in long run, property sits with deferred maintenance during the process and neighbors don't like it, bad guys can break in...Foreclosure for an individual can cost anywhere from $90000- $250000.00 depends how long, what state, all the problems, delays... attorney fees hourly, filing fees, property taxes have to be paid...

Really depends on what's available in the area, if .65 acres is stock.

You could spend upwards to $60,000 just on the theming and depending on what the highest nightly rate is for your neighborhood, it might not be worth it.

But again, this is going to depend on your goals and what makes the most sense to you. 

I am seeing rates in the high 6s and 7s for investment, depending on percentage of down payment and credit score.
