Where here you will be chasing cash flow until you or your PM burn out.Could be great cash flow, but other than that it's a headache and risk.Just my 2 cents

My biggest advice for out of state investors is finding the right team members who has your best interest at heart (and not chasing a commission check or see you as a paycheck!).

Yes, its possible, but sometimes there are things more important that chasing wealth... like getting to a place where you can afford to do what you want... lots of folks settle for 7 figures (moi included) but your goals maybe bigger :) but my point is make money to be free.... 

If you choose to keep going back to court chasing after non-payment, plan to spend a day each time you go.

Spend that time growing your portfolio, chasing after your dreams or starting another business.

@Andrew B. actually we took over a property with a terrible lease that didn't have the auto-transfer clause in it and the judge refused to recognize it.We had to chase the previous PMC to get them to sign a Transfer of Rights document.

(ie tenants say, "well the owner said I could just take the cost of repair off the rent" and then as the PM you are chasing around trying to figure out what happened).

Technically the loans will probably be DSCR loans for two of them and since I'm partnering with a buddy on one of the three, he will get Freddie/Fannie money.Still, I'd LOVE to have a referral, for a portfolio lender, who can do better than what I'm getting quoted from Chase and Key Bank.
