When an investor surrenders a tax certificate for a tax deed through the probate office does that change how the former owner redeems the property?

If they bother you too much about your tenants consider changing your number. 

In addition to the commission that is technically owed by you, but in practice is almost always offset by the listing agent cooperation fee (usually 2.5-3.0%, at least in my area), there is sometimes a flat fee or admin fee changed by the buyer broker.

Does it give you an out to raise the rent when the property changes owners? 

My residence is also on 5 acre minimum parcels, but with the growth that is occurring in my area, I anticipate the zoning will be changing.

Building codes have changed since 1959.  

Did You give the tenant proper notice of the ownership change along with where to send the rent?
