(such folks are called syndicators... the highest breed of individuals who are pretty much very smart.. and know if deal makes sense or doesn't... these are the folks that are also connected with other people...... these are the folks who you want to also get in touch with and stay connected.... )  Note however.. that sometimes... relying on other folks to be the ones to give you money... just for you having your boots on the ground.... indeed can be very difficult journey... but believe me there are passionate folks out there who like to analyze deals, but do not have trustworthy individuals with boots on the ground... and looking for some sort of mutual relationship in their journey towards financial freedom..You see... it's all about the value that you provide... to others.. and reasoning as to why they should be associated with you...

Let your business be the one and not local media outlets to be the provider of content of the best local restaurants, the best local schools, the 10 best things to see and do this weekend all, etc... in all the area you service.See by approaching it this way You are now becoming the source for people that want to move to those locations and or maybe want to sell their house but stay in the local area.

So if one investor was selling a property for $100K and the other was selling a property for $200K they would need to purchase a property for at least $300K and investor A would need to take title as a tenant in common to 1/3rd of the property while investor B would take title to $2/3rds of the property as tenants in common.Once the 1031s have completed and cleared the two investors could continue as tenants in common and when they sell they could stay together or separate again.
