They will do a BPO (broker price opinion) and determine their asking price. 

Say the broker took the profit in the middle without owning the share; it is not good feeling. 

A list broker can help with recommendations and pull several lists together.

As I was making connections and focusing on my investors list I spoke to a commercial broker who does rehabs and flips in California, I’m in Vegas.

Driving properties with distressed/add value opportunities and finding then reaching out to the sellers.Another way comes down to reaching out to as many Brokers in your area as you can and explicitly telling them the criteria you are looking for.

Getting a peak behind the curtain and learning things about a deal in real time is priceless, not to mention (and probably most important) is you'll gain some nice credibility for the future when talking to brokers, investors, etc. 

Whether it's reading books, taking certain college courses, or obtaining a real estate or broker's license, I'm willing to do whatever it takes.

I also interviewed with brokers in the area and went with one who does not require Realtor membership, has reasonable annual fee and only charges if/when you actually sell (unless you do no business in 2 years, then you'll have to take your license somewhere else), so I pay quarterly MLS & lockbox access fees.
