From what I have heard, the actual verbiage you agree to is that you INTEND to move in within 60 days of closing, and as long as you have proof you are making reasonable efforts to move in they cannot call loan due.

I seem to hear a lot of people suggesting you will be able to somehow coax the owner into selling if you find out their secrets, ask the exact right questions, *insert guru phrase* etc. but the fact is that most people are either not going to want to sell to you at a profitable-to-you price, or the ones that do want to sell are too far gone and they are aware of this (hence the desire to sell). 

I wish I can tell you how we do it, but it's one of my trade secrets.

This scam is much less obvious and rather brilliant in its simplicity, and if the bad guys grab your cash, not only will you never see your money again, but you will find that there are no law enforcement agencies willing or even able to help you get it back.The scam works like this: After posting your property on the internet, you will receive an e:mail from a prominent-sounding physician or other corporate professional from overseas.

Nothing worthwhile comes without effort.

It's no secret that Real Estate investors often turn to Short Term Rentals (STRs) as a way of increasing their profits.

And I don’t love hiring a property manager for those types of areas because it takes the effort of someone invested in the success of the property to succeed there, typically the owner or an owner with a staff on payroll. 

I feel like this sheriff Sale thing is a well kept secret.
