TLDR: how to take care of water bill which will include irrigation on a 10k sft yard Hello Everyone,  Will be closing on my  first new(build) Single family home as rental/investment property and would like to get your thoughts on how to go about Utility  Bill ( Water) . 

Prior to this new surcharge by the HOA, we currently pay CO General Sales & Use Tax of 2.9%, Grand County General Sales & Use Tax of 1.3%, Grand County Accommodations Tax of 1.8%, and Granby City General Sales & Use Tax of 4%.

Any new loan in your name will be a problem.

I'd make sure you've confirmed deposits have been transferred to the new PM along with any rent they've collected or your own deposits they may have (my PM keeps $500 of my money to cover any repairs that may come in). 

My name is Alex and I am a new investor with a desire to start a section 8 rental company.
