As a rough budget you can plan on $150/sq ft for just the building with foundation, then add on the land and site work after that, which can vary greatly depending on the depth of the well, type of septic system (conventional, mound or pretreatment).

Additionally, when talking "Cash on Cash" and Cap Rates with other investors, is it typically assumed that a Cash analysis on Cash includes the types of expenses I list below?

If you need basic numbers to run off of you might be able to some local contractors to give you a rom estimate for specific types of work.
