If you’re looking to just straight up buy a lot and find a builder to buy one property you’ll likely have to be extremely patient.

So, if I were in your shoes and had this issue to get someone their, I would say"if I give you $10,000 to start this week, could you put a couple guys on it"You will see in his body language that if he needs some capital ( money ) he willwait about 5-8 seconds to think it out and then he will say "yes" I can start this week!

Honestly, the tighter the resale market, the more incentive for builders to build.

In the years after WW2 ended builders were slapping stuff together willy-nilly across the country and build quality was often poor.

When you say that GreenStone is the only ender that offers DIY Loans are you stating that you will be completing the work yourself or that they are the only lender you found that offers a construction loan that doesn't require a builder?

And a few of the builders I know just put a number up not a %  Like BAC is 9900 or 10,178.. you know how bad people are with math they cant figure out the % and they just look at it as Hey I cam going to make 10k thats fine..
