@Charles Kappe Personally I think chasing pre foreclosures is a waste of time. 

Maybe you have time to bird dog or wholesale and can bring a deal to the more seasoned investor who will in turn help teach you the ropes. 

If your scenario is complex, make sure you work with an experienced loan originator and don't just chase after the lowest rate.

They don't have birddogs or wholesalers chasing down some $5M property!

I have never personally heard of the big banks BOA Wells Chase pay an assignment fees I think a double close is more suitable...

Just returned from Chase Bank - they do charge a non refundable $620 application fee, and refund it only at close of loan, he specifically said I lose it if they don't approve the loan.

Funny timing too--my wife had one of the morning news shows on today as we were getting the kids ready and they played a clip of cell phone video of Grant Cardone talking about his experience being on a plane that had an engine go out due to a bird strike.
