The definition of “bad deal” here would relate more to the opportunity cost of such investment compared to other investments (financial markets), than a real financial loss for the investor (i.e. ending up with less cash than originally invested).Let’s now modify a bit our assumptions by including some inflation in our model (say 2%, in line with historical average).

I've found that for tile, the big box retailers Lowes and HD have a smaller selection from what's on display but are much cheaper than the specialty stores for a similar quality of flooring.

Reason being if deal goes bad you walk away clean and they suffer.I also would never recommend to anyone to have 100% leverage as your playing with fire in those situations.
