Caveat: if you are bringing in a huge amount of money say 50% of the raise then that might tip the scales in your favor).

We don't pull their credit or charge them an app fee, but this will tell you how much they can afford to pay in rent, which will give you your options.

I am new to BiggerPockets and excited to read your topics and learn new tips and processes.

The deal, when fully occupied, will cash flow nicely but I worry about finding and keeping tenants with such a small population base.Does anyone have any experience and/or tip with this type of markets that they can share?
