Conventional requires 12 months title seasoning but DSCR and DF allow for cash out refinance no wait same month.They will use the purchase price as the "Appraised value" but you can add in receipts for any renovations and repairs.

A couple years ago they acknowledged that they will allow LLC vesting for asset protection when the original borrower owns the LLC.

You have to execute an assignment and assumption agreement to change the borrower from you to the LLC but I doubt your lender or servicer would allow you do that.
