How will having an LLC affect me as a licensed agent?

You could ask an agent to pull some comps for you if you're having trouble.

We're looking at $20k profit which is fairly conservative as we're factoring 7% for back end fees (closing, agent, etc).I grew up in San Diego so I'm familiar with the area and that's why I'm hesitant because I can't identify the fluctuation in price.

When I contacted another agent to list my property, they said the previous listing is "withdrawn" and not "cancelled". 

Why not use an agent instead, as long they'd think it would be worth their time?

As an agent, I see a need for 2+ bed rental homes and an opportunity to rehab some of the older homes here to create quality options for first time home buyers.

This happens so often that I no longer rush to call my agent when I spot a deal that's only been on the market for several hours.  

I know a lot of real estate agents use it to farm certain areas for listings but I can't seem to find anything about whether or not investors are using it to put detailed lists together.

I am looking for a well versed, investor savvy agent in the Austin, TX area and surrounding.
