Also you can look up properties owned by the company and look for mailing address and lastly you can look for properties they bought or sold and see who signed the deeds and mortgages.

If we can't, then onto the next step.Second we must attempt to hand deliver the notice to each tenant by handing the notice to a person of suitable age and discretion at the tenant's residence, AND deposit a true copy in the U.S.Mail, in a sealed envelope with postage fully prepaid, addressed to the tenant(s) at his/her place of residence on the same date.

On its property card on the city's tax site, the private owner is listed (w/ the same address)--which is why I was initially led to believe it wasn't yet bank-owned.

Also always wait until the tenant is out before you do any of that and send his safety deposit minus the fee along with the statement  to him by certified mail with delivery confirmation to his new address.

To me that is the biggest risk, not knowing what the local laws are and how to set up your paperwork to best address the laws.
