Its not a black and white statement , ( is anything black and white in real estate or in life :-)) .One agent I spoke with , explained her experience working with previous clients and how they approached this question , their thought process and added some information that she had .

The one sticking point for me though, is the aspect of adding a kitchen.

The extra 900 bucks makes a big difference in the renter’s psychology as well as covering potential damage while the $75 a month is often not a deal breaker, especially if they intend to recoup it.  

I have been looking into House hacking a MF and my 2yr goal will be adding a few more doors under my belt.
