For multifamily being in the same places would be good though don't know if there is much inventory for that in PG county. if you want a family then Baltimore county, Frrederick,  Howard County, AA county, or Montgomery.I'd say in general you get too far from Baltimore or DC and finding people will be an issue like the eastern shore or western Maryland.

There is also one mentioned a lot on this forum that has a long thread that someone shared the investors are wiped out, just not officially because the sponsors are trying to scrape up as much money through capital calls to get back their own money that they provided to the syndication in the fashion of loans.

So now I start as I move into my elder years LOL I no longer want to be a landlord in any fashion.. my kids have no interest in it.. so I had about 20 personal rentals that I have been liquidating these are nicer homes I bought as new construction.. they were great rentals as they literally had very little cap ex over time..
