HOWEVER, they have still not found someone to sublease and if they don't have someone by Feb. 1 I am afraid they aren't going to be able to cover the full rent of $1200 and they have already threatened to just move out too if they can't find someone and can't afford the $1200.I have never run into this issue before and it seems completely messed up to me that they think they can just walk away from a legally biding agreement that we all signed as a 12 month lease for $1200 per month.

I've been browsing listings yesterday and today and it seems like it may be difficult in my area to find a duplex that A) fits my budget, B) is large enough for my wife, daughter, dog, and me to live in, and C) is located in an area I feel comfortable putting my family.

I have to disagree wirh @Engelo At minimal you need to understand how to do the repairs and have some knowledge of costs so the contractors dont rip you off or try to walk all over u.

Thanks Bill and Wayne-The FNMA bid website says an accepted offer is in hand, this has to be recent since when we scheduled the walk Sunday (Monday Walk, Tuesday bid) the property was available.If the bid falls through I will keep BP aprised of the twists and turns, otherwise on to the next deal.
