I inherited a home on the Westbank and I am slowly beginning to renovate it, as I start an new career with Tulane college. 

I’m fairly new to the self-managing/property management business and certainly new to dealing with section 8 tenants.I have a potential section 8 tenant who has inquired about one of my properties and they are in their opinion “disgusted” with the way the carpet looks however up until this point in my efforts of marketing the property I have not had one complaint concerning the carpet.That being said she has requested to rip out the carpet, in turn to replace the carpet with hardwood floors. 

I am looking to do a house hack in the Tampa/st.

Ive been seeing and hearing of some options to pay these notes down quickly but haven't heard any of the downsides yet.

It's actually really expensive to transact real estate - see the number of posts on BP by first time buyers who are shocked at how much they have to pay in fees and points and closing costs.  

Same with the 50-100% of one month of rent for Placement.NOTE: STR doesn't charge for Placement - hence the 30% figure.Recommend tying the MTR fee to the length of the stay - the shorter it is, the higher percentage you may want to charge.

This helps break down the purchase price between the land, the trailers (which may qualify as personal property), and any improvements like utility hookups.

If the latter, then no it is unlikely you will be able to live off the rent because the expenses of carrying the house are so high.
