Whether it's an electrician, or yard person, title company, Property Manager, etc. usually getting a referral from another investor in that market helps limit our risk to "unknown" people. 

I own a marketing company and a  Non-profit organization for assisting homeless veterans. 

I know people who have purchased properties for appreciation because some "big company was moving to town and the values were going to skyrocket" or based on some news their buddy told them, who subsequently lost everything when the company plans changed.There are many ways to skin a cat.  

Maybe I should bring this up with the company...I don't want this to be all about GR but we have always had DSCR options that go below that 1.25% ratio. 

I am looking specifically for someone who is excellent at carefully monitoring and toggling pricing with the goal of keeping the Unit as occupied as is possible.I do have access to a few excellent cleaning crews and so I can take that on, but am also open to full service companies who have cleaning in house.I will also consider "small footprint" operations with good references and proven expertise.Thank you,John

I've launched an STR management company locally also if that interests you at all. 

We do as little as practical ourselves and trades do the work, it works fine for us.

Kevin,My advise is to seek out 2-3 independent Insurance agents (they represent multiple companies) that can write in CA. 

We have been in the talks about starting a property management company.
