Tenants that barely passed screening should be inspected more often. 

I have read about some people going with bare finishes (painting without texturing...I'm guessing with all defects removed first). 

Doing the numbers up here in NH, I am seeing that listed pricing for the properties on the MLS are at a cost where you are barely breaking even if you finance 90% and have no major expenses right off the bat.

@Bobby Larsen Exactly, us in CA barely notice the people leaving but for other places it’s a huge influxLooking forward, tech companies are starting to “normalize” pay based on location so those with the high paying Bay Area jobs can’t leave for somewhere cheaper with the same pay.

There are also EAs and CPAs who barely passed the exam, are completely incompetent and should probably go into another business. 

And I have marginal credit already don't need to take any hits, I barely qualified for hard money as it is.  

When I do see a home that reaches my comfort zone ( usually just barely), I have lost the bid to others who are likely overpaying and possibly making cash offers.

Bought in early 2019 when they could barely give away my chalet!

Not that good value in terms of rental income obviously, since you'll barely break even - but could be a decent appreciation play.
