Does anyone know of a good, reasonably priced CPA in the Charlotte area to help me set up all things business related? 

I don't think my costs are nearly as much as Russell said but if i had to guess it's still easily over a grand for me when you add in the NAR dues, mls fees, continuing education and every little thing they nickle and dime out of you like lockboxes, lockbox set up fees not to mention monthly servicing fees just for the stupid box.

The LLC can be set up in any state. 

The two boys have never replied to any of my emails but she's been on top of replying and set up the account to pay the monthly rent automatically.

Different people possess a different set of skills and opportunity will not smile equally on everyone, certainly not at the same time.

Hi Tom-Do you have a set of prequalifying questions you utilize when prequalifying a seller looking to sell their performing note backed by real estate(single family)? 

However there are set backs, especially if you're already at the top of the market.

If you have a lot of other debt aside from your mortgages then maybe it is too high, but cash flowing investment properties shouldn't hurt your ratios.

First few months should be focused on educating yourself on your local market, setting up a marketing budget, creating business cards, website, marketing materials to hand out etc etc etc.....you should expect the first few months to be difficult until your able to get a constant lead flow.
