pretty good deal in my estimation..yes, I'm insisting they figure it out themselves. while I understand them not wanting to sink this kind of money into a home they won't be owning anymore, but... they're the ones making a profit, I'm already having to contribute closing costs and do initial repairs. the sucky thing is that they can choose to walk away if they're​ not satisfied with my answer.

@John LeavelleRight, my plan was to satisfy the one year requirement and then move to a different space and rent the unit I was living in. but good point again: in the first year, the cash flow would suffer.

That said, IMO there is zero excuse for doing poor quality work whether you're laying Italian marble or cheap vinyl.It's really not hard to make low-end materials look nice and fresh for long enough to satisfy a new tenant.

aparently the value wasnt there to begin with and maybe the banks new this and they just wonted to max out there loan now alot of these refi are maxed out at 85% ltv plus thats just what they wonted, if the customer defaults they loose every thing and the new buyers have a bigger selection of houses to buy the problem was no one was buying because they didnt like any of the houses that they were looking at but now they will with all the new forclosures so they will buy and if they cant sell/flip then the same thing will happen to them they take your money and get the next guy in and do the same to them if they cant satisfy the loan i dont think you can see were this is going (think!)
