It has working central AC, new tile floors, new windows, wood laminate upstairs, plumbing seems to be ok.On the other hand, kitchen cabinets need to be replaced, no stove or fridge.

Seems like hard wood doesn't make sense but that a fake version of it does whether vinyl or laminate.
