It has working central AC, new tile floors, new windows, wood laminate upstairs, plumbing seems to be ok.On the other hand, kitchen cabinets need to be replaced, no stove or fridge.

I would not do this on more than just this property as roomates are younger and tend to move moe often that families.knock on wood as of now I have 3 great roomates who are very responsible and get along great.regards,chris

Seems like hard wood doesn't make sense but that a fake version of it does whether vinyl or laminate.
