If you move the 4-plex over to an LLC it removes it from being drawn into any personal lawsuits against you and it also prevents any lawsuits filed against LLC affecting your personal assets.  

Hi high crime areas, assuming the note is performing then the highest risk is if you ever have to foreclose and resell, the crime rate could affect value.

My question is does anyone know if accepting the HELOC, but not accessing it yet, will affect our credit scores and make it more challenging to qualify for traditional mortgages.

Obviously you need to consult with your financial adviser before you make this decision as it will have long and sometimes lasting affects on all parties involved.I hope this helps.

I am on the last leg of finally getting my first investment property, however after looking through the site I am feeling overwhelmed, let me explain.I intend on purchasing my first property cash, waiting 3-6 months then refinancing and repeating coined the BRRRR.

The company rehabs the house at a guaranteed price,  then after a while you refinance the house and repeat the process.  

So maybe there are stats that point to a slowdown but there seem to be opposing stats that say there hasn't been too much of an affect.Definitely the class A multifamily market has been affected.
