Also in NC my costs are ~$4k per year to be actively licensed and pay all dues, MLS fees, etc.My $0.02 is there are a million questions people try to wade through before buying their first deal and it tends to prevent action (not saying that is the case, but it very common for people). 

Looking at typical trends the real estate market tends to slow down heading into fall and winter months.

Hi everyone, looking for referrals to general contractors who work with spec home builders in the East Bay, even further out east or north (Richmond, Martinez, Concord, Antioch).

All OTAs aside, the best bookings are direct bookings from repeat guests or referrals.

They tend to move at their own pace.

It is non-corrosive to concrete and tends to be effective over a longer duration.

As most of my BRRRR projects need about months of work anyways, I haven’t honestly looked super hard (I tend to flip the smaller projects).

However, we do not allow self-promotion, and posts looking for real estate agents tend to generate a lot of self-promotion from the agents on the site.We've locked this thread so it doesn't get filled with these posts.

In my experience even perfect farm land doesn’t tend to cashflow with less than 50% down.

Once you have a few referrals, my best recommendation is to go with your gut.
