The only thing is one would have to make sure to have direct deposit on the balance of monthly rent due to be safe. 

This hasn't happened to me yet, but what if the property management company I hire went bankrupt and could not give the tenants in my rentals their security deposit back?

I suggest charging rent and a large security deposit I am not a big fan of this but if that is what it takes to get the deal done, make sure the buyer is compensated fairly 

I would also recommend setting up a separate checking account to deposit all rent and purchase anything property related to help keep track of expenses.

I would not permit the security deposit to be used as rent.. and your lease should show that or the security deposit form should.

Make them do a non refundable deposit.  

Another reason why those same properties show such terrible returns for typical investors (who only have say 20% deposit) - you're competing against well-heeled owner-occupiers!
