You can file a police report, but depending on the how your local jurisdiction works it might be difficult for the PD to file charges unless there is proof of who did it.

Honestly I'd recommend saving your money (Please don't hate me BiggerPockets) and developing the calculator on your own in excel you'll learn so much more, and it really is just as good, it just isn't as polished. 

The person could take your rent then call the police and have you thrown out at will .. so many scenarios where you could be screwed in this arrangement
