We don't want to over-leverage in general, so at least as we understand it now, those numbers should work for us.And, I should have mentioned in my post that my father lives right there in Brenham, and that's where I grew up :-)  We also have some confidence in the town's growth, hence why we went ahead and pulled the trigger on a direct mail campaign to find motivated sellers there and hopefully get some deals on buy-and-holds. 

However there are so many reasons why Tulum will keep growing, maybe not at the surreal pace it grew the past years, however it will continue to grow.

Hey Justin -The two big reasons are the great schools (we have a 2 and 4 year old) and the fact that I grew up in that area, so I still have a bunch of family/friends there.

I grew up going there in the summers.

All great nations have failed when their military cost grew too large and there were no more countries to conquer.  

I grew up in Hoboken and understood that rental demand and felt as though the price was a good value for potential growth.

Three metros cities grew more than a million in population from 2000 - 2010 and Atlanta metro made the top 3.
