As it's well-known, it's very difficult to achieve something near the 2% rule in markets like Honolulu and the Bay Area so having a large factor like HOA fees out of our control increases our anxiety about condos being our first purchase.Although we are apprehensive about entering a RE market with such high entry prices, we are even more apprehensive about investing remotely (only other market we are interested in is the SF Bay Area, where both of our families are).

@Robert Peace welcome and congratulations.I'm relatively new to the forums myself but long before I jumped in, I found the content here both useful and actionable - I'm sure you will benefit as well.I'm investing now in Atlanta, GA (where I went to college) but I'm also interested in finding some opportunities in the DFW area - I was raised in Fort Worth, I still have family there and with the numbers I've seen there, I have confidence that there are deals available.

You would think that especially since they are the same lender who has him on the hook for the property in question they would be even less concerned that his portion of the income is somehow in danger.This can't be uncommon, I'm sure this happens all the time so I'm hoping more people chime in. I

The good thing about using a broker (who does a lot of loans in the space you are working in) is that they have a long list of lenders and most likely know ahead of time who will be most aggressive for your loan.
