I'm hiring a RE attorney to draw up the lease and execute before COE since I do not know the nuances about commercial real estate.

If you are hiring a 3rd party management company to run it (which i recommend in case you want this to become your business - so you can scale) then work with them to create the pro-forma.  

Obviously with me being half way across the world I would hire a property management company.

I'm guessing I'll need to hire help.  

I am looking into hiring a VA but not sure what to expect from them in terms of their tasks and responsibilities.  

He hires companies to do the servicing.He seems to be quite familiar with the ins and outs of dealing with note-related landmines in each state that he buys in, but this is clearly a different issue.Thanks again for everyone's participation in the conversation.

Hey folks - I'm on the hunt for hiring a land surveyor that A) Has time in the next week to do the survey, if possible B) Is somewhat reputable.Doesn't have to be an "official" survey as we want to see if we have reason to believe this property has an extra couple hundred square feet.

In addition to what was already mentioned, in my area finished basements and central air adds brownie points around here.

My partner and I actually went and established an account with TD Bank in the Bel Air area last week, a day or two after my post.

OR Better yet, Hire a Property Manager, and have them do it, its on them then.
