Divide by number of months - congratulations that is your pet rent (or add a little bump if you think you can get it).Rules - the pet deposit and pet rent cover the additional REGULAR wear and tear on the apartment - which is really just saying floors, but in the lease you specify that it is for REGULAR wear and tear on the apartment, and specifically does not cover damage to trim, moldings, doors, windows, cabinets, or built ins (basically anything with wood - which they chew).

This house is in Triana(way south of Madison), where the median renter is fairly low income, so this property puts you at the very top of the market--which makes it difficult to bump rents.Appreciation gains: The house has a converted garage to make it a 4 bedroom house, and is relatively newly built, so there's not a huge amount of potential value add.

One thought would be if you could bump up your budget to mid 300's, new construction homes would be a good way to go for you...new home with warranties, tenants willing to pay for a new home, little to no repairs/maintenance for years to come.
